You are still a basic-rate taxpayer. If you receive any work bonuses, you may need to pay more tax.
How Much Can You Afford on a £50k Salary?
Rent
In the UK, experts recommend not spending more than one-third of your gross salary on rent. Thus, you can spend around £1250 per month on rent.
On a salary of £40k, you could spend £1100 on rent. This is a rough guideline; some people may spend more or less on rent.
In London, the average rent for a one-bedroom flat is around £1500. You would need to stretch your salary a little, but renting would not be impossible. You could also rent a flat in Greater London.
Outside of London, rents are lower. A one-bedroom flat averages between £600 to £700 per month. You can afford an upscale flat if you rent away from the capital.
Buying a House (Mortgage)
You should be able to get a mortgage of up to £225,000. The exact amount depends on your circumstances. Consult with a mortgage broker to get a precise estimate. Most banks also require a 10% deposit. Including this, you could afford houses or flats valued up to £250,000.
With the average house price being £296,000, you can afford a house in the cheaper areas of the country. Buying a property in London would be hard, with the average being £542,000.
Food and Other Costs
To survive, you also need to consider food costs. The average grocery costs in the UK are £189 per month. The exact cost varies depending on what food you want to buy. For specific diets, grocery costs can be much higher, up to £300 per month.
Assuming you spend one-third of your salary on housing, you have £1800 left for everything else. This can easily cover your food expenses, no matter where you live in the UK.
Other costs include:
- Travel
- Car
- Entertainment
- Expenses for clothes and other personal items
Savings
You should be able to save a decent amount of money every month. How much you can save depends on your lifestyle. However, saving up to £5000 yearly should not be a problem. You could consider retiring early. On a salary of £50k, you should be able to escape the rat race after around 12 years.
